Ann Arbor Roofing Job Complete With Video

AANA Contracting out of Canton completed my roofing job this week and the building inspector just signed off on the job. Here is a time-lapse video of the whole process:

Some roofers show up with a dozen guys and do a job like this all in one day. I was more comfortable with a smaller team where I could keep track of what they were doing. I was very pleased with AANA Contracting. Here is a link to their website: http://www.aanacontracting.com

The Winner is… AANA Contracting for My Ann Arbor Roofing Job

I spoke to about 10 different roofers including a couple that I knew were good from my years representing buyers in real estate in the Ann Arbor area. I ended up with Bob Ahern and Aaron Demers of AANA contracting out of Canton.

I was introduced to them through the company who is doing our solar installation and after I met with Bob Ahern I felt very comfortable with him and his company philosophy.

They certainly weren’t the cheapest option, but I felt they were very concerned with quality and doing the job the right way the first time.

Meeting Aaron the following day I was quite impressed by his willingness to follow manufacturer’s instructions from starter courses to overhanging the drip edge to cutting in the chimney flashings. Many roofers I’ve spoken to seem to be focused on just doing the job the easiest way.

Interestingly they weren’t familiar with the Shingle Vent II product. One that I was specifically interested in after seeing hundreds of home inspections and seeing the ShingleVent Youtube videos on roof venting.

But after some discussion they were perfectly happy to install it and it looks like it was installed really well.

Decision Time for my New Ann Arbor Roof

This week the new oak kitchen floor went in.

Next week the kitchen cabinets are going in.

The kitchen remodel  will probably be finished (or close to it) by the end of the month.

That means that we need to decide on a roofer and a roof.

We are currently thinking about a “50 Year” rated shingle from Owens Corning, Tamko, Certianteed or GAF/Elk.

We also want to choose a roofer who will do a quality installation. That means installing the materials to the manufacturer’s specifications and to the building code requirements.

In my professional life I’ve seen hundreds of roofs installed improperly.

If you are a  Ann Arbor area roofer and you might be interested in this job here are some notes on the house:

  • The home is a 1966 ranch home with an attached garage.
  • Walk out back yard. (Two stories back there)
  • About 3,100 total square feet of roof.
  • The roof is 5/12 pitch
  • Soffit is already fully vented. The current can vents will be changed to a continuous ridge vent. Either Shingle Vent II or Snow Country or equivalent.
  • The roof isn’t leaking currently, but there are probably some sheathing boards that will need to be replaced.
  • Two layers of shingles to remove
  • There are two noticeable sags that need to be adjusted where there are inside walls.
  • There are no valleys. Just one 20′ length that needs to be flashed.
  • The two gable vents need to be closed.
  • The two bathroom vents need to exit out the roof with dedicated bath vents.

As I was slogging my way through roofing contractor bids and options I became aware that in general most of the roofs we see in Ann Arbor are installed by contractors in this area. Ann Arbor & Ypsilanti are the largest cities in Washtenaw County, but there are also roofers who are based in the Chelsea, Dexter, Saline and Whitmore lake areas.

I did hear recently about a homeowner who went into Wayne County to find his roofer. He got a company that had downsized so much that everybody on his roof was a former foreman of a roof crew.

On the other hand, I feel more comfortable knowing the company that is putting a roof on my house isn’t far away.

How To Construct Home Roofing

When you are thinking about building a new home, it is obvious to think about the roofing too. Roofing is a the uppermost covering of a home made of concrete, bricks and other construction materials to protect the outer shelter to the home. Roofing of home protects home and its residents from extreme weather conditions like rainfall, snowfall and direct heat of sun. There are many kinds of structures like a garden conservatory needs roofing that protects it against rain, winds and cold but admits light. On a contrary, a verandah needs protection from sunlight only and thereby permitting all other elements.

Roofing Construction design depends mainly on the availability of raw materials and the architectural design. Material used for constructing a roof may vary from banana leaves, sea grass to some laminated glass, aluminum sheets and concrete. But usually, ceramic tiles have been most commonly used since centuries, for roofing constructions throughout the world.

If we have a look at the technical side, a basic factor to be considered while construction of roof is the available support, bridging of underneath space and pitching of the roof. Pitch is the angle of the roof from its lowest to the highest point. Nowadays, mostly sloped or pitched roofs are common. The pitch of the roof is partially dependent on style and is totally based on the technicalities. Roofing’s like thatches must have a steep pitch in order to make it more durable and waterproof. On the contrary, pantiles have a relatively low angle and provide with excellent weather protection. Roofing Construction largely varies from place to place and their prevailing weather conditions. Like regions with less rainfall prefer almost flat roofs with slight run off, thus providing protection from an occasional downpour.
